This stems from our interest in areas as diverse as activity based work modelling, evidence based design, personality profiling techniques and business process improvement methodologies like Lean and Six Sigma.
Leesman Index
The Leesman Index is a unified and truly independent workplace effectiveness measurement tool. It is designed for all involved in the brief development, design, delivery and management of commercial workspace environments and provides a systematic approach to the collection, analysis and benchmarking of employee “workplace satisfaction” data.
The data is gathered via an online questionnaire sent to all staff working in the spaces under review. The survey explores how well the environment supports different aspects of their work and captures their satisfaction with the physical features of the space.
The survey uses simple, easily understood questions and typically takes 11 minutes for each employee to complete. Responses are anonymised and aggregated before being collated in our on-line analytics engine for the project sponsor or consultant team to review.
The Index is sold as a licensed product. A single deployment license allows one survey to “launch” simultaneously to a maximum of five property locations, with no limit on respondent numbers or location geography. A single license is priced at £6950. The data collected is held indefinitely for clients and their advisors to review within our Leesman Analytics diagnostic engine.

Leesman Analytics
Collecting accurate and pertinent data is important, but we stand alone in providing clients with a powerful online tool to access and present that data and highlight the important findings. Our reporting portal gives you immediate visibility of the key outputs from your data within hours of a survey closing allowing users and their advisors to conduct deep diagnostic investigation, quickly and simply and then export their results in an easy to read graphic or tabular form.
The Analytics tool allows clients full granular analysis of all project data, with the opportunity to apply multiple filters and data divisions to compare variations in responses from different employee groups. The accessibility and ease of data presentation that this affords is contributing significantly to our rapid expansion to become the largest source of consistent workplace effectiveness data and in time will allow users of the Index, line by line benchmarking capabilities.
Leesman Audit
Our Leesman Index tool will tell you what your staff think of their space, but how much time are they actually spending there? An independent Space Utilisation Audit will allow workplace managers and designers to accurately assess how their workspaces are being occupied over a 5 or 10-day research period and will provide crucial evidence to support space allocation, consolidation programmes and new-ways-of-working initiatives.
Our Auditors physically walk the office floors at hourly intervals from 08:30 to 18:30 counting occupant levels. This presents an accurate picture of the ebb and flow of people through the building during a typical working week.
Utilisation Audits are cost effectively priced according to building size and location based on the number of auditors needed to cover the space. Typically one auditor can cover up to 50,000sq ft of space and is charged at £2750 per five day audit. Each auditor thereafter is priced at £2250.
We are also actively developing a unified storage audit technique and will shortly be offering clients the same rigor and independence that they can expect from our other services.
Leesman Review
The Leesman Review is our regular journal that reports on what we are doing, where we are going and most importantly, trends that we might be uncovering. We are regularly featuring material by industry observers, so welcome contributions from all interested in the things that you think should interest us.
Each issue will provide highlights of the aggregated responses from the entire database at that point and so will become an important industry reference point.
